The strongest loan program in the market — if you qualify
The VA loan is the only mainstream program with no down payment and no monthly mortgage insurance. Rates typically run below conventional. For an eligible borrower, it is almost always the best execution available, and we’ll tell you plainly if it isn’t.
Eligibility extends to active-duty service members, veterans with qualifying service, National Guard and Reserve members with sufficient service time, and surviving spouses of service members who died in the line of duty or from a service-connected disability. We pull your Certificate of Eligibility directly — you don’t need to track it down yourself.
What the funding fee actually costs — and who skips it
Instead of monthly mortgage insurance, VA charges a one-time funding fee that can be rolled into the loan. It varies with down payment and whether you’ve used your entitlement before. Veterans with a service-connected disability rating — even 10% — are exempt entirely, as are eligible surviving spouses and Purple Heart recipients on active duty.
Your entitlement is also reusable: sell the home and it restores in full, and in many cases you can carry two VA loans at once when a PCS move puts you in a new duty station. If you already have a VA loan, the IRRRL streamline lets you drop your rate later with no appraisal and no income documentation.
VA Loans: common questions
Do VA loans really require no down payment?
Yes — eligible borrowers can finance 100% of the purchase price up to the county loan limit, with no monthly mortgage insurance. Above the limit, a partial down payment applies to the amount over it.
Can I use a VA loan more than once?
Yes. Entitlement restores when you sell and pay off the loan, and partial entitlement often allows a second VA loan while you still hold the first — common during military relocations.
Who is exempt from the VA funding fee?
Veterans receiving (or eligible to receive) VA disability compensation, surviving spouses with VA loan eligibility, and active-duty Purple Heart recipients pay no funding fee at all.
What credit score does a VA loan require?
The VA itself sets no minimum score; individual lenders do. Most of our wholesale lenders work from 580–620 up, and VA underwriting weighs residual income more heavily than score — files that look marginal on paper often approve.
